Five Hundred Seneca is the historic adaptive reuse of the former F. N. Burt Paper Box Factory, located in Buffalo’s Hydraulics District, one of the city’s earliest manufacturing areas. Savarino Companies developed the 380,000-square-foot structure into a mixed-use facility featuring 150,000 square feet of Class A office space, 98 market-rate apartments, and a range of retail and service tenants.

Project highlights include restored original hardwood flooring in the central atrium, generous natural light through large windows, and exterior balconies distributed throughout the building. Interior and exterior greenery support a year-round connection to nature. Amenities include a wine merchant, fitness center, dog daycare, hair salon, massage therapy, private event space, and restaurants.

Sustainable urban living is encouraged through the reuse of the existing structure and the inclusion of indoor bike storage, a bike repair facility, and custom-designed exterior racks.
